Oasis Painters of Salt Lake City
Homeowners who search for painters in Holladay tend to care about two things: a finish that looks right on a well-kept house, and a crew that respects the trees, the neighbors and the quiet. Holladay’s median home was built in 1969, nearly two-thirds of its houses date from 1950 to 1979, and the city is a Tree City USA with some of the valley’s tallest cottonwoods.
Oasis Painters is based at 2384 S West Temple in South Salt Lake, about fifteen minutes northwest of Holladay Village. We paint interiors and exteriors throughout the 84117, 84121 and 84124 ZIP codes, from Olympus Hills to Walker Lane.
Holladay has one of the valley’s best collections of mid-century modern houses, including Stephen Macdonald’s low-slung atrium homes featured on Preservation Utah’s Modern Home Tour. These homes rely on cedar siding, deep eaves, clerestory windows and clean trim lines, and the wrong paint job can flatten all of it.
Cedar should breathe. We’ll usually recommend a penetrating or solid-color stain rather than a thick film paint, and we match sheen carefully so the architecture reads as intended. On the more common brick ramblers and split-levels, the work is trim, soffits, fascia, garage doors and shutters, with the brick left natural.
Holladay owners often want premium neutrals and architect-driven schemes, and we’re comfortable working from a designer’s spec or helping you build one. Our exterior painting page covers the products we trust.
The trees that make Holladay beautiful also make it damp. Big Cottonwood Creek and Spring Creek run through the city, and lots along Cottonwood Lane and Walker Lane sit under canopies that shade north walls most of the day. Those walls stay wet after snow, which is where mildew and peeling start.
Trees also drop sap, pollen and debris onto siding and decks. Before we paint anything in Holladay we wash thoroughly and treat mildew, because paint over a dirty surface fails early no matter how good the product.
At 4,465 feet on the lower east bench, Holladay gets a bit more UV and snow than the west side and often sits above the densest inversion. South- and west-facing elevations still fade first, so we recommend UV-stable pigments there, especially on darker trim.
Holladay housing runs from modest 1950s ramblers to sprawling estates, and the single-family streets generally have no HOA. The exceptions are condo and planned communities such as those around Olympus Hills and Holladay Park Woods, where an association approves exterior colors and schedules repaints building by building. We’ve worked with boards before and will prepare samples and a phasing plan.
The former Cottonwood Mall site is being rebuilt as a mixed-use neighborhood with brownstones and quarter-acre lots, bringing newer homes with their own standards. Stucco, stone and fiber cement behave differently than old brick and cedar, and we’re set up for all of them.
Inside, our interior painting crews handle anything from one room to a full pre-sale repaint.

We’re locally owned and operated, not a franchise, and we built our reputation one referral at a time in neighborhoods like this one.
Neighbors in Millcreek and Murray get the same crews, and the gallery shows what the finished work looks like.
Every job starts with a free consultation on site. We walk the property with you, look at the trim, siding and any soft or split wood, and talk through colors. The written proposal spells out exactly what we’ll do.
Exterior work runs mid-April to late October. We wash and treat mildew, scrape and sand, replace rotted fascia or trim, prime bare wood, re-caulk every joint and apply two coats. A typical Holladay rambler takes four to six working days; a large two-story under heavy trees may take longer while shaded walls dry.
For interiors we protect floors and furnishings, patch and sand, and finish with sharp lines at ceilings and casings. Either way, we end with a walk-through.
Usually stain. Cedar needs to breathe and move with the seasons, and a penetrating or solid-color stain does that better than a thick paint film. Cedar that’s already painted can be recoated with a quality acrylic.
Routine repainting of a single-family home does not require a permit. Design review applies to commercial buildings in the Holladay Village zone, not homes. In a condo or planned community, your HOA may approve colors.
We wash with a mildew treatment, rinse and let the wall dry completely before priming. On chronically damp north walls we may recommend a mildew-resistant topcoat and trimming branches that keep siding wet.
Yes. We work from architect and designer specs regularly, including specific manufacturers, sheens and product lines, and we put sample patches on the house so you can confirm colors in real light.
On well-prepped wood trim, five to seven years is typical, longer on shaded sides and shorter on full-sun southern and western exposures. Stained cedar often needs a maintenance coat sooner.
