Oasis Painters of Salt Lake City
Painters in Downtown Salt Lake City work in a different world than the rest of the valley. There are almost no detached houses between State Street and I-15. Instead there are converted warehouses with exposed brick near Pioneer Park, restored early-1900s buildings like The Belvedere, new high-rises around City Creek Center, and townhomes filling in the Granary District to the south.
Oasis Painters is a residential painting company based at 2384 S West Temple in South Salt Lake, about three miles down State Street from downtown. We paint condo and loft interiors, townhomes, and the small storefronts and studios that give downtown its character.
In a downtown building your HOA typically controls the exterior and the hallways, but what happens inside your unit is up to you. That’s where we come in. Loft conversions bring tall ceilings, exposed brick you want left alone, and painted steel or concrete that needs a different primer than drywall. Newer high-rise units have smooth, level-five finishes where every roller mark would show, so we use the right nap and sheen to keep walls flat and even.
We help you choose colors that work with the light you actually get. A north-facing unit on a lower floor in winter inversion season reads very differently than a west-facing one with full afternoon sun. Our interior painting page explains how we prep, mask and finish, and we’re glad to paint one accent wall or the whole unit.
Painting in a condo tower or converted warehouse is as much about logistics as paint. Most buildings have contractor hours, a freight elevator to reserve, and rules about protecting common hallways. We’ve handled those steps before, and we’ll coordinate with your building manager so you don’t have to.
Inside the unit we use low-VOC and zero-VOC paints, which matter more when you can’t throw open a window onto a 4,300-foot winter. We seal doorways to keep dust in the work area, protect floors, and clean up fully at the end of each day so you can live in the space while we work.
Timing is flexible, too. Downtown interiors are year-round work, which makes winter a good time to schedule when our exterior calendar is quiet.
South of downtown, the Granary District and Central Ninth have added hundreds of townhomes in the last decade, most with fiber cement, stucco and metal-panel exteriors governed by an HOA. We paint townhome interiors regularly, and when an association schedules a building-wide exterior repaint, we can work with the board on color approval and phasing.
We also paint the small businesses that fill downtown’s ground floors: a coffee shop, a salon, a boutique or a studio in an older brick building. These are residential-scale jobs with commercial hours, so we’ll often work early mornings or weekends to keep you open. For a larger commercial building we’ll tell you honestly if it’s beyond what we do.
Neighbors in Central City and the Avenues get the same crews and the same care.

We’re locally owned and operated, not a franchise, and we treat a 900-square-foot condo with the same seriousness as a house. Downtown residents tell us these things matter most:
Start with a free consultation. We’ll meet you at your unit, talk through colors and finishes, check for anything unusual like plaster, brick or steel, and send a written proposal. If your building needs a certificate or a schedule in advance, we’ll prepare it.
On the job, furniture gets moved to the center and covered, floors are protected wall to wall, and nail holes and cracks are patched and sanded. Walls get two coats, trim and doors get a durable enamel, and we come back for a final walk-through under your lighting, not ours.
A typical one- or two-bedroom condo takes two to four working days. See our gallery for finished interiors, or request a consultation and we’ll fit your building’s hours.
Yes. Condo and loft interiors are a big part of what we do downtown. We coordinate elevator access and contractor hours with your building, protect the hallways, and use low-odor paints inside the unit.
We can, but we’ll usually recommend against it. Old brick breathes, and paint can trap moisture and flake. If you want a change, we can suggest a breathable mineral finish or put the color on the adjacent walls instead.
Almost never. Downtown associations control exterior colors and common areas, not the inside of your home. The exceptions are anything visible from outside, like a balcony ceiling, so we’ll check your CC&Rs if there’s a question.
Yes, for residential-scale businesses like cafes, salons, boutiques and studios. We’ll work around your hours, often early mornings or weekends, so you don’t lose a day of business.
Most one- and two-bedroom units take two to four working days, including prep and two coats. Lofts with very tall walls or a lot of trim take a bit longer, and the proposal will give you a realistic timeline.
