Oasis Painters of Salt Lake City

Why Choose Oasis Exterior Painters in South Salt Lake?

When homeowners ask about exterior painters in South Salt Lake, the first question is usually “when,” and the second is “what will last.” Oasis Painters is based on West Temple just south of 2100 South, and we work on every exterior found here: brick-and-trim bungalows, aluminum-sided ramblers, stucco two-stories and townhomes.

Here is how we schedule around Utah weather, prep each surface, and what a realistic repaint cycle looks like at 4,300 feet. For more, see our South Salt Lake exterior painting guide.

Utah's Exterior Painting Window: May–June and September–Early October

Most acrylic exterior paints want surface temperatures between 50°F and 90°F and need to stay above the dew point for roughly 48 hours after application. Salt Lake’s normals put May around 73/50 and September around 81/56, which is why late spring and early fall are the sweet spot. July and August work if the crew follows the shade, because paint on a 100°F south wall flash-dries and laps.

Fall jobs run up against the first freeze, which lands between mid-October and the end of the month in most years. For those weeks we switch to products rated to 35°F, such as Sherwin-Williams Duration, Resilience or SuperPaint, and watch overnight lows closely. November through February is inversion season, so we move indoors for interior painting.

Our Prep Sequence, and Why the Wash Matters Next to I-15 and I-80

South Salt Lake sits beside the Spaghetti Bowl, where I-15, I-80 and SR-201 meet. North- and west-facing walls here collect a film of diesel soot and inversion particulate that paint will not bond to, so washing is the step that decides whether the job lasts.

  • Low-pressure wash (under 1,500 PSI on stucco) with a cleaner that lifts soot and chalk.
  • Scrape and sand loose paint, with lead-safe containment on pre-1978 homes.
  • Repair or replace rotted fascia, trim and swollen hardboard.
  • Spot-prime bare wood, rusted nail heads and stucco patches; full prime where chalking is heavy.
  • Re-caulk seams, windows and doors with elastomeric or urethane acrylic caulk.
  • Mask windows, roofing, concrete and landscaping.
  • Two coats of 100% acrylic: sprayed and back-rolled on stucco, brushed or back-brushed on wood.
  • Final walk-through with you.

Stucco, Brick, Wood and Aluminum: One Approach Does Not Fit All

The housing stock here is unusually mixed: roughly a quarter of South Salt Lake homes predate 1960 and more than a quarter were built after 2010.

Brick. We almost never recommend painting brick that has never been painted; it traps moisture and is hard to undo. On bungalows the scope is trim, soffits, fascia, porch posts and windows. Previously painted brick gets masonry primer and a breathable acrylic.

Stucco. Common on 1990s-and-newer homes and most townhomes. Hairline cracks get patched, then masonry primer and breathable acrylic. We reserve elastomeric for stucco with real cracking or water problems.

Wood and hardboard. The most prep-heavy surface, and the one that rewards careful priming and caulking.

Aluminum. Found on 1950s to 1970s ramblers. The chalk has to come off completely, then a bonding primer and satin acrylic.

Sun at Altitude, Freeze-Thaw, and How Long an Exterior Paint Job Lasts

Salt Lake sits near 4,300 feet with a July UV index around 10 and more than 3,000 hours of sunshine a year. UV breaks down the binder in paint, which is why south and west walls fade and chalk first and why dark colors go fastest. Add roughly 52 inches of snow, January lows in the 20s and 30-degree daily swings, and caulk joints open a little every winter.

With proper prep and two coats of a premium acrylic, exteriors in high-UV regions typically last 5 to 7 years on wood, 6 to 10 on stucco, 8 to 12 on fiber cement and longer on painted brick.

Cost depends on size, surface and carpentry. Across the Salt Lake market a full exterior repaint typically falls in the $2 to $4 per square foot range, which puts many average homes in the high four figures to low five figures. We give an exact written number after a walk-around.

Frequently asked questions

Usually, yes, especially in the first half of the month. We use products rated to 35°F, start after the morning frost lifts, and stop early enough that the paint sets before the overnight low. Once hard freezes become regular, we recommend waiting.

Every time. Near I-15 and I-80, soot and chalk build up on exteriors, and paint applied over them fails early. We use low pressure on stucco and wood so we do not force water behind the surface.

If it is already painted, yes, with masonry primer and a breathable acrylic. If it has never been painted, we will usually steer you toward trim, soffits and doors instead, because paint traps moisture in brick and is very hard to remove.

Most single-family homes take several working days, depending on size, repairs and the number of colors. Weather can add a day; we will not paint ahead of a storm or onto a damp surface to hold a schedule.

Both, chosen by surface. Stucco is sprayed and back-rolled so paint fills the texture. Wood siding and trim are brushed, or sprayed and back-brushed into the grain and seams.
